From Beaufort County Property Tax to SC Income Tax and more, this comprehensive guide will help you navigate the intricate world of taxes in Beaufort County.

Beaufort County Real Estate Taxes (Real Property)

Real Property refers to land and any buildings, structures, or improvements on that land. Understanding the calculation of annual real estate taxes can be complex, but Beaufort County offers an online calculator called the Beaufort County Tax Estimator to help you estimate your property taxes.

Calculate Your Estimated Taxes

To use the Beaufort County Tax Estimator:

  1. Enter the "Total Taxable Value" of your property.
  2. Choose either a 4% or 6% Assessment Ratio. Primary residents qualify for the 4% ratio, while investment properties and second homes require the 6% ratio.
  3. Select a Millage District from the drop-down menu.

If you're unsure about your Millage District, you can find it by searching for your address and looking up the parcel ID. The first set of numbers following "R" in the Property ID (PIN) indicates your Tax District.

If you are a full-time resident, you can apply online for the 4% tax ratio exemption, known as the Legal Residence Application. This exemption automatically reverts to a 6% ratio at the time of sale. The Assessor's office provides a helpful video guide on how to fill out the form.

Additionally, there is an ATI Fair Market Value Exemption from Property Tax, which may apply if you purchased a property at a higher price than the previous year's Tax Assessor's value. More detailed information on this exemption and how to apply can be found on their website.

Lastly, the Homestead Exemption Benefit provides a complete exemption of taxes on the first $50,000 in Fair Market Value of your Legal Residence if you are over 65 years old, permanently disabled, or legally blind.

Personal Property / Vehicle Taxes

In addition to real estate, other valuable personal property, such as vehicles, boats, and items used in businesses, are subject to annual taxation and must be registered.

To register your vehicle within South Carolina, you have 45 days to complete the process through the SC Department of Motor Vehicles. Be sure to pay any property taxes to the county treasurer before transferring your title and registration.

Motorized boats and watercraft, including sailboats, must be registered through the SC Department of Natural Resources.

Paying Taxes

Beaufort County Treasurer's office is responsible for collecting property taxes. Their website provides easy navigation and guidance on how to pay your bills.

South Carolina Income Taxes

South Carolina differentiates itself from other states with unique tax benefits:

  • Residents can contribute to a South Carolina 529 Education Plan and receive a deduction on their tax return, reducing their state tax liability to zero. This deduction allows you to save for your child's college tuition and take advantage of tax savings.
  • At age 65, you receive a deduction of $15,000 on your state taxes.
  • Taxpayers reporting long-term capital gains are eligible for a 44% deduction from their South Carolina return.

For more information on state taxes, including individual income taxes, electronic filing and refund information, and tax mailing addresses, visit the SC State Government Department of Revenue.

Ensure you are well-informed by referring to the SC State Government Tax Publications, which provide helpful guides, brochures, and manuals.

With this comprehensive guide, navigating the South Carolina tax landscape has never been easier. Whether you're a new resident or a long-time homeowner, understanding the intricacies of the tax system can help you make informed decisions and save money.
